WHO: Believers Together Reunion Home Project
WHAT: It is simply building a home located in the Hidden Valley Development area of Aledo, IL with proceeds to be donated to area organizations!
WHERE: The lot is at the corner of SE 10th Ave. and SE 11th Ave in Aledo, IL.
WHY: An approximate $150,000 home will be sold hopefully by the end of 2003. Proceeds will be donated in this order: 10% of profit to be ratained by the "501C3" created by BTRHP for seed money, 40% of remainder equity for Cursillo, 40% for YMCA in Mercer County, and 20% for Walk to Emmaus. The entities receving these funds are to use them as they see fit.

What is the BTR Home Project? It is simply building a home located in the Hidden Valley Development area of Aledo, IL. The lot is at the corner of SE 10th Ave. and SE 11th Ave. The lot, the surveying and basement excavation have all been donated. The group is in organization to create lists of helpers to be workers, material procurers, event planning, and media/marketing. We are anticipating ground breaking ceremoney to be held the end of June. Upon completion of the project, an approximate $150,000 home will be sold hopefully by the end of 2003. Proceeds will be dispersed in this order: 10% of profit to be ratained by the "501C3" created by BTRHP for seed money, 40% of remainder equity for Cursillo, 40% for YMCA in Mercer County, and 20% for Walk to Emmaus. The entities receving these funds are to use them as they see fit.

I offer the following summaries:
Organization: BTRHP is a 501©3 non-profit corporation; filed with Attorney General’s Office as a religious fundraising organization. We await an Illinois Sales Tax exemption number. Next: land title will pass to BTRHP; Master mortgage will be executed and filed.
Completed Project Phases: Excavation, footings, foundation, formed and poured walls, backfilled, 1st and 2nd floor sub floor installed; first floor walls installed for house and garage.
Project Phases in Process week of October 27, 2003: Install 2nd floor panels and roof trusses (Frye Builders & Associates). Finish grade of site and dig in water and sewer lines (Gary Baker). Install water and sewer lines (Knox H/C).
Project Phases over next couple weeks: FB&A sheet roof; Riddell Roofing to shingle roof. FB&A install Marvin windows. 3D Concrete pour garage floor, back patio, sun porch floor, and driveway.
Design Committee: Identify products for interior and exterior finishes.
Procurement Committee: Make procurement contacts on all finish products

Definitions: "Base Quote"-we need to know what your phase would cost if completed without discount. This helps define "Christ’s Equity". "Contact List" – This is the contact information of supplies, manufacturers, vendors who you would use to supply your materials list. BTRHP will contact them first to see if they will participate in our discounting. If you have already contacted them, please advise.

Believer’s Together Reunion Home Project
Developing “Christ’s Equity”
As we proceed to build this first BTRHP house, we will bring better definition to how we create and increase “Christ’s Equity” that will be donated to our selected beneficiaries. Aledo house #1 should appraise at $190,000. To date, we have received a donation of the lot, site layout, and excavation. Thus; Christ’s Equity is $30,000. Soon, we will have a detailed list of “Parts and Pieces” List and Project Work Schedule. The Parts and Pieces List will show all products and inventories that we need to complete the house (Ex: 3 Pella 36”x30” windows – Model 36A or suitable alternative, valued at $1,000.00). The Project Work Schedule will identify the project critical path of all skilled and unskilled labor requirements to complete the house (Ex-4 men, 40 hours to hang drywall, tape and coat, valued at $1,200.00). I offer the following examples of developing “Christ’s Equity”.
Example #1: Gifting: When construction trades people review this Lists and Schedules, they may conclude that they are motivated to donate something from their inventory; or purchase it in tandem with their supplier or vendor; or contribute time from their skilled workmen. If a contributor donates 3 Pella 36”x30” windows – Model 36A from their inventory, BTRHP will receipt $1,000 for that contribution. If that contributor has 3 similar Anderson windows in his inventory that he wants to dispose of to our benefit, Clint Basala will conclude if that product is compatible and interchangeable. Clint may also elect to modify the print to coordinate that contribution. A contributor may find that he has little or no cost or can eliminate his continued cost to carry an item with this gift AND claim the fair market value of the contribution as a tax-deductible expense. We are eager to incorporate supplies and vendors into this worthwhile contribution effort.
With the window contribution, Christ’s Equity increases $1,000.00. If 6 windows are available, we will take that additional contribution and warehouse the additional product for House #2.
Example #2: Deep Discounting: Other construction trades people may be willing to coordinate the drywall installation, but are will to complete that $1,200.00 function for $400.00 of labor cost. Again, we would receipt that contractor for a $1,200.00 work phase and pay him $400.00 in cash. With this deep discount, Christ’s Equity increases $800.00.
Example #3: Skilled and Unskilled Labor Contributions: To maintain the integrity and quality of the BTRHP house, we will need each phase controlled by qualified trades people. However, each phase may include some elements that can be completed non-skilled laborers, donated truck and drivers, clean up, etc. that will reduce overall project cost and increase Christ’s Equity. When each contractor assesses his phase, we ask him to identify these elements (pulling and cleaning footing forms – by BTRHP) and reduce his costs to reflect that cost savings.
Other project phases (interiors, landscaping, painting) may be fully completed by unskilled laborers. Some project sub-phases (dry walling, electrical and plumbing, flooring, etc.) may be completed by a combination of skilled and unskilled Work Teams. The Construction Operations Coordinator, Rex Johnson, will coordinate these efforts in conjunction with Clint Basala.
Example #4: Contribution of Professional Services: In each construction project, you incur some costs that are out of pocket expenses to professionals and agencies such as appraisers, insurance, legal expenses, City and County fees, Building Permits, licenses, engineering, etc. We will ask that these expenses be contributed by professionals who can contribute that service or by agencies that will recognize us as a “pass through” fundraiser to non-profit corporations.

COMMITTEE CHAIRPERSONS
The Organizational Committee has established the following committees where volunteers can participate to expand “Christ’s Equity” in this home construction project. The Organizational Committee has been working with our home designer to select a house print and place it on a lot donated by Oak Creek Development, Inc. in the Hidden Valley Subdivision in Aledo, Illinois.
The Organizational Committee has contracted with Clint Basala, home designer and general contractor, from Joy, Illinois to adapt our home print to the selected lot, develop the project “Parts and Pieces” List, coordinate the project work schedule and timeline, and control project tool inventory and training.
Procurement Committee: About 20 volunteers will make contacts of contributors who can provide key items from the “Parts and Pieces” List. Contributors will be encouraged to donate or deep discount items that are needed to complete each phase of the home project. Committee members will investigate and solicit local suppliers, vendors, warehouseman, wholesalers and manufacturers who deal in construction inventory items. We hope that Procurement Committeeman will generate contacts with contributors who will continue their gracious support of future home projects. This Committee will also define and develop storage and logistics issues for “Parts and Pieces” inventory.

Dear Believers,
Aledo House #1 foundation is poured, waterproofed, and we proceed to backfill. We have scheduled the house panel erection for Monday, October 13, 2003. Our concept is becoming a reality. All is possible in name of Jesus Christ.
We are now ready to convene the Procurement Committee. The Procurement Committee will be comprised of about 20-30 volunteers who will make contacts of contributors who can provide key items from the “Parts and Pieces” List to build “Christ’s Equity” in our Aledo House #1 project. Contributors will be encouraged to donate or deep discount items that are needed to complete each phase of the home project. Committee members will investigate and solicit local suppliers, vendors, warehouseman, wholesalers and manufacturers who deal in construction inventory items. We hope that Procurement Committeeman will generate contacts with contributors who will continue their gracious support of future home projects. This Committee will also define and develop storage and logistics issues for “Parts and Pieces” inventory.
This Committee’s first meeting is scheduled for 8:00 p.m. on Thursday, October 9, 2003 at the Country Bank. We are trying to spread the project elements around so that many Believers offer small contributions and sacrifices, so we are looking for people who probably won’t be swinging a hammer or digging in the dirt. However, all are welcome. Each Procurement Committee member will be asked to contact one to three contributors to explain our project and seek their support. This is not a high pressure sales job. We will explain our task and concept, and allow the Holy Spirit to lead the contributors to their choice of support.
I ask you to do three things. First, mark your calendar and plan to attend our meeting. If husband and wife cannot attend, maybe one of you can join us. Second, tell your friends and Reunion Group members. Encourage them to come and listen to this Committee effort. Third, pray for this effort. The Procurement Committee effort will represent over 50% of the Christ’s Equity. The contributions and contacts that we establish on Aledo House #1 will lead us to maximize our donation to Aledo House #1 beneficiaries and to future efficiencies on future houses.
We will see you on Thursday. No RSVP is necessary. If you cannot attend, please call me or stop by the bank and I will fill you in as to our progress.

Construction Operations Committee: All local and regional volunteers will be matched into various Work Teams that meet their interest and time allowance. These Work Teams will be coordinated into the project time line to schedule, train, and complete each construction phase. Each Work Team will be asked to develop a construction expertise that can be used on future projects.
Clint Basala will set Work Team needs (schedule and manpower) and Construction Committee Chairman will draft and confirm Team members to meet each task. Every effort will be made to keep all team members properly trained and safe.

Work List
The time has arrived!! It is time for the Construction Committee to roll up our sleeves and go to work. As you have seen with previous communications, we will use volunteers to establish various work teams. It will be our goal to match volunteers with their interest and time allowance. These Work Teams will be coordinated as the project schedule develops and dictates.
Unfortunately, we are finding that we will not have a great deal of advance notice in forming these work teams. Since each construction phase builds directly on previous phases, there are variables, such as weather, that are out of our control. These variables make it impossible to schedule the various work tasks very far in advance.
Our first work assignment has been the stripping and cleaning of foundation forms. Other steps that we will be able to do ourselves (building Christ’s Equity) directly following the removal of the forms include placing the mastic and waterproofing on the foundation, backfilling around the foundation and placing the rock base on the basement floor. The amount of work we are able to get done will be directly affected by the amount of volunteers that come to help. In light of this very volatile process of scheduling these tasks, it is imperative that we develop a quick and efficient method of communication. I hope to compile an e-mail distribution list, however, not all people use e-mail. Therefore, I will need to compile a call list as well. With this information, I’ll do my best to keep you informed of the schedule with as much advanced notice as I can.

Interiors and Exteriors Committee: A Committee Chairman will work with volunteers to design interiors, identify targeted products, and coordinate the landscaping theme for the project home. This includes floor and wall coverings, color schemes for product selection (bath and kitchen fixtures; Formica top products), and landscape and site plantings for the project home.
This Committee will also coordinate product applications including painting, wallpapering, and landscape plantings. (Chairman: Pat Stone 582-2262)
Special Events Committee: 2 Co-chairmen will organize various events during the project that include mid-project hog roast, project completion and contributor recognition dinner, and various open houses and Christmas Walks. Volunteers will be asked to set-up, prepare food, serve, clean up for these various events. (Co-Chairs: Susan DeBlock

Marketing Committee: This Committee will develop contributor information materials, will develop and sustain a BTRGP web page, and will disseminate information to local media via PSAs.
